NOTICE OF TRUSTEE'S SALE Trustees Sale No. 02-FMS-65704 NOTICE IS HEREBY GIVEN that, PIONEER LENDER TRUSTEE SERVICES, LLC, the duly appointed Successor Trustee, will on April 15, 2009, at the hour of 02:00 PM, of said day, FRONT DOORS TO THE ADAMS COUNTY COURTHOUSE, 201 INDUSTRIAL AVE, COUNCIL, ID, sell at public auction to the highest bidder, for cash, in lawful money of the United States, all payable at the time of sale, the following described real and personal property (hereafter referred to collectively as the "Property"), situated in the County of ADAMS, State of Idaho, to-wit: LOTS 13, 14, 15, 16 AND THE El/2 OF LOT 17, ALL BEING AND SITUATED IN BLOCK 8 OF THE PERRILL DIVISION TO THE CITY OF COUNCIL, IDAHO AS THE SAME IS ON THE PLAT THEREOF ON FILE AND OF RECORD IN THE OFFICE OF THE COUNTY RECORDER OF ADAMS COUNTY, IDAHO. The Trustee has no knowledge of a more particular description of the above-referenced Property but, for purposes of compliance with Section 60-113 of Idaho Code, the Trustee has been informed that the address of 306 ILLIONIS AVENUE, COUNCIL, ID 83612, is sometimes associated with said real property. Said sale will be made without covenant or warranty regarding title, possession or encumbrances to satisfy the obligation secured by and pursuant to the power of sale conferred in the Deed of Trust executed by STEPHEN E SHOUP, A SINGLE MAN, as Grantor, to SUSAN J ROBINSON, IDAHO ATTORNEY, as Trustee, for the benefit and security of MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC. AS NOMINEE FOR ITS SUCCESSORS AND ASSIGNS, as Beneficiary, dated 11/30/2006, recorded 12/5/2006, under Instrument No. 113237, Mortgage records of ADAMS County, IDAHO, the beneficial interest in which is presently held by MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC. AS NOMINEE FOR ITS SUCCESSORS AND ASSIGNS. THE ABOVE GRANTORS ARE NAMED TO COMPLY WITH SECTION 45-1506(4)(A), IDAHO CODE.
